Sanitizing is worth doing in the right situation, and a waste of money in the wrong one. Barrie Duct Cleaning Pros offers an EPA-registered antimicrobial fog for Barrie ducts, but only after a proper cleaning and only when it actually helps, not as an automatic upsell on every job.

When sanitizing makes sense

  • After a mould issue in the system has been cleaned
  • A persistent musty or stale odour in the airflow
  • After pest activity has been cleared
  • A household with strong sensitivities
  • Never as a substitute for actually cleaning the ducts

Clean first, sanitize second, and only if it helps

Sanitizing a duct that has not been properly cleaned is theatre. The debris has to come out first with a proper negative-air, source-removal process, where rotary brushes and air whips loosen the debris and a negative-air vacuum pulls it out of the system. Only then does an antimicrobial treatment reach the surfaces it is meant to. We use an EPA-registered product applied as a fog through the system.

The honest part: most homes that get a proper cleaning do not need sanitizing at all. We offer it as an optional add-on and recommend it only when there is a real reason, mould, odour or pests, not on every ticket.

The mould caveat we will always tell you

If mould is growing because of a moisture problem, sanitizing without fixing the moisture means it comes back. The EPA is explicit about this. We will tell you when the real fix is addressing the source, even if it means we are not the ones who solve it.

Honest advice for Barrie homeowners

This is where the honesty spine matters most. The bait operators sanitize every job to pad the bill. We do the opposite: the EPA does not recommend cleaning every home on a blind schedule; it recommends cleaning when there is visible mould, pest activity, or heavy dust and debris, and we suggest sanitizing only when it genuinely helps. It is always optional and always priced up front.

What duct sanitizing and deodorizing costs in Barrie

Sanitizing is an optional add-on to a duct cleaning, priced up front, never automatic. We recommend it only when there is a real reason. If your system does not need it, we will say so rather than add it to the bill.

Home What's included Typical all-in
Small home / condo (up to ~10 vents) All vents, returns, trunk lines $249 to $329
Average Barrie home (10 to 15 vents) Vents, returns, trunk lines, furnace $329 to $429
Large home (16+ vents, two systems) Full system, both furnaces $429 to $600
Dryer vent cleaning (add-on) Vent line cleared end to end $99 to $149

Frequently asked questions

Do I need duct sanitizing?

Usually not. Most homes that get a proper cleaning do not need it. It helps after a mould or pest issue, or with a persistent musty odour or strong household sensitivities. We only recommend it when there is a real reason.

What product do you use?

An EPA-registered antimicrobial applied as a fog through the system, after the ducts are properly cleaned. Sanitizing a duct that has not been cleaned first does little.

Will sanitizing fix a mould smell?

Only if the moisture causing the mould is fixed. The EPA is clear that mould recurs if the source is not addressed. We will tell you honestly when the real fix is the moisture, not the fog.

Is sanitizing included in the price?

No, it is an optional add-on priced up front. We do not add it automatically the way the bait operators do.

Is the treatment safe for my family and pets?

We use an EPA-registered product per its label. As a normal precaution we advise keeping people and pets clear of the area during application and until it has settled.

Why do other companies sanitize every job?

Because it pads the bill. We only recommend it when it actually helps, which is the whole point of how we price.
